Det är mer och mer som talar för en stor fastighetsmarknadskrasch i Kina. Shawn Tully på CNN Money Fortune skriver intressant om den nuvarande situationen.
The housing frenzy has driven prices so high, so fast, that a crash on the scale of the real estate collapse in Japan in the 1990s is a virtual certainty.

Han ger även ett bra exempel på hur absurd situationen är för tillfället.
Rents — the cost of living in the unit — exercise a sort of gravitational pull on prices. That’s because people won’t pay far more to own a home than to rent a similar one, unless they think prices will keep soaring — a view that’s a sure sign of casino mentality, and never lasts. In China, prices in the frothiest markets are fifty or sixty time rents. That’s the case with the example we discussed above, where the price is $600,000, and the rent is $12000, a ratio of 50-to-1. The 50 to 60 multiple is far above the level in most U.S. markets at the height of the bubble in 2006; in those heady days, a multiple of 40 was considered giant.

Fast jag tror han missar den biten att i Kinesisk kultur så kan du i princip inte gifta dig och skaffa familj utan att “äga ett hem” så folk kommer köpa iaf även om det är dyrare än att hyra, iaf när de kommer till tidpunkten i livet då det är dags att bilda familj.
Detta kanske kommer ändras pga priserna, men en sak är iaf säker, det är INTE en stabil marknad, priserna går upp och ned flera hundra tusen per månad känns det som ibland när man kollar på annonserna

Man kan se ett samband med “the American dream” där alla måste ha ett stort hus i förorten. Tror det är en del av problemet. Som du skriver MÅSTE man ha ett hem (有房有车; och helst en bil) när man gifter sig.
Jag skulle inte vilja vara på lägenhetsjakt i dagens kinesiska fastighetsmarknad.
